Renew a Permit

How to Resolve an Expired Building Permit:

Building permits do expire and it is unlawful to continue working without a valid permit. The
Building Department will make a courtesy call to the permit holder when the permit has/will be
expired. The next step is a letter with a request to schedule an inspection to continue the permit
process or a phone call to the office to speak about the status of the project. The permit may
have to be applied for again to complete the rest of the inspections. Please note, the building
codes do get updated every few years. If you are completing a project under a previous code,
and have to reapply, then you may need to make changes to your project in order to be
compliant with the current code.

Per the adopted building code, 2015 International Residential Code, Section R105.5 – Expiration
“Every permit issued shall become invalid unless the work authorized by such permit is
commenced within 180 days after its issuance, or if the work authorized by such permit is
suspended or abandoned for a period of 180 days after the time the work is commenced. The
building official is authorized to grant, in writing, one or more extensions of time, for periods not
more than 180 days each.” The extension shall be requested in writing on a ‘Request to Extend
a Permit’ form which must include justification.

The Building Department’s goal is to be able to inspect the completed work and close out the
permit files. However, if there is an extenuating circumstance for which the work cannot be
completed, please fill out the ‘Request to Extend a Permit’ form to request an extension. Permit
extensions can be granted on a case by case basis. Permit reactivations may also be granted,
please fill out the ‘Request to Reactivate a Permit’ form below to make the request. See the
permit statuses and action to take below.

Expired Status: A permit shall be placed in the “Expired” status if no inspection has been
performed within the first 180 days or if no inspection has occurred within 180 days of the last
inspection. Please fill out the ‘Request to Extend a Permit’ form and email it to our office.

Expired Permit Violation Status: When an applicant/owner/contractor does not contact the
Building Division to renew a permit which has been placed in the “Expired Non-Responsive
Status” an Inspector will again visit the site to check the formerly permitted work and leave a
“Field Correction Notice” with the owner/tenant. If the owner still does not renew or respond to
the notice, the permit shall be placed in the “Expired Permit Violation Status” after 10 days.
When a permit is in violation status, and a final notice has been sent, a ticket to Municipal Court
may be issued to the permit holder. Please fill out the ‘Request to Extend a Permit’ form and
email it to our office.

Closed Status: Permits that are not to be renewed or reissued shall be listed as Closed. If a permit
is closed and the inspections have not been completed, a new permit with full permit fees shall
be applied. A permit can only be closed if no work was completed, or the work is at a safe
point to be able to close the permit. An inspection will determine the ability to close the permit.
You may fill out the ‘Request to Reactivate a Permit’ form to reopen the permit. The Building
Official will review and reply with a resolution.
